One of the most important things to find out when purchasing and then maintaining your property is knowing what is going on in the underground sewer lines.
Based on my 50 years experience (yikes!) 70+ % of all building sewer lines, regardless of age, have some issue that should be addressed even if it’s only to have it cleaned out.
We inspected a large multi building site and recommended that the client have a camera sewer line inspection done before the close of his contingency period. He did not do it. After he moved into the property he started having all sorts of issues with his sewer lines backing up. He finally did have the lines scoped out with a camera and as it turned out the cost of the repairs he needed was about $35,000!
Here are some of the issues that getting a camera inspection can uncover in no particular order:
A. The overall condition of the sewer lines underground.
B. How much expected useful life the sewer lines have left in them with typical use and maintenance.
C. The type of materials the sewer lines are made of.
D. If there is root intrusion.
E. If there is damage or displacement.
F. If the sewer lines are properly connected to the city main sewer line.
G. If any damage or displacement is in need of immediate repairs or if routine cleaning will be sufficient.
H. Are required cleanouts on the site - (Cleanout is an access point for sewer line cleaning)
I. Where the sewer line runs underground - its location and depth.
J. Determining if past repairs have been done to professional standards.
K. If your sewer lines appear to have been receiving typical and routine maintenance.
L. If the existing sewer lines can handle the current demands or anticipated future demands.
M. If the sewer lines are connected to the city main or a septic system.
N. If there have been past repairs.
O. The approximate age of the system. (Each type of system has an expected useful life.)
P. How the system has been used or abused.
Q. By viewing the interior of the sewer line much more accurate costs to cure of any defects can be estimated.
